What is a VA Certificate of Eligibility (COE) and how do I get one?

A COE proves your eligibility for VA loan benefits based on your military service. You can obtain it online through VA.gov, through your lender, or by mail. I can help you get your COE quickly through the lender portal during your application process.
The VA funding fee helps keep the VA loan program running and ranges from 0.50% to 3.30% of the loan amount depending on the loan type and down payment. Veterans with service-connected disabilities rated at 10% or higher are exempt from this fee. The fee can be financed into your loan.
VA loans are for primary residences only. However, you can use your VA benefits multiple times for different primary residences throughout your lifetime. There are some exceptions for military families with PCS orders.
You can use your VA loan benefits multiple times. You can restore your full entitlement by paying off the previous VA loan and selling the property, or you may have remaining entitlement to use for additional purchases.
